A hotel STP in India typically lands between ₹10–25 lakh for a 50–100 room property (about 10–30 KLD) and several crore for a 500-room resort-scale plant, with the installed cost per KLD running roughly ₹30,000–60,000 for an MBBR or SBR plant and ₹65,000–1,10,000 for an MBR plant. Size matters, but what really moves the quote is the treated-water reuse target you set, the technology chosen to meet it, and site constraints on your property. Here is how the numbers break down.
How big should a hotel STP be?
Sizing comes first because every other cost scales from the KLD figure. A hotel generates roughly 200–300 litres of wastewater per room per day as a planning norm, and industry cost guides size 50–100 room properties at around 10–30 KLD on that basis — the equivalent of one to two mid-size societies.
For the 50–500 room band, that translates roughly to:
- 50 rooms: about 10–15 KLD
- 150 rooms: about 30–45 KLD
- 300 rooms: about 60–90 KLD
- 500 rooms: about 100–150 KLD, plus banquets and staff blocks
Two things push this up. Occupancy swings — check-out mornings and dinner service — mean the plant must be sized for peak flow and buffered for the swing, not the daily average. And banquet halls, spas, laundries and staff quarters can add as much load as the guest rooms themselves. A 300-room hotel with a 1,000-guest banquet programme is not a 60 KLD project.
What does the capital cost look like?
Published 2026 vendor benchmarks put turnkey installed costs — civil, mechanical, electrical, piping and commissioning, before GST and land — in these bands (Studio Matrx):
- Extended aeration / ASP: ₹18,000–30,000 per KLD
- MBBR: ₹30,000–55,000 per KLD
- SBR: ₹35,000–60,000 per KLD
- MBR: ₹65,000–1,10,000 per KLD
- MBBR or SBR plus tertiary (UF/RO): add ₹8,000–20,000 per KLD
Independent guides land in the same territory: a per-KLD price of ₹37,000–52,000 for 50–100 KLD plants, falling to ₹28,000–42,000 per KLD in the 200–500 KLD range (SUSBIO). Cost per KLD falls as capacity rises — a 10 KLD boutique-hotel plant can cost ₹70,000–1,00,000 per KLD while a 200 KLD plant drops to ₹35,000–45,000 (Studio Matrx).
Working that through by room count:
- 50–100 rooms (10–30 KLD): roughly ₹10–25 lakh, usually a packaged MBBR plant
- 150–300 rooms (30–90 KLD): roughly ₹18–52 lakh for 50–100 KLD capacity (SUSBIO), rising with technology choice
- 500 rooms (100–150 KLD): roughly ₹32–92 lakh at 100–200 KLD before MBR-level upgrades
Treat every figure as a budgeting range, not a quote — two 100 KLD plants can differ two- to three-fold in price, and these are vendor-published industry ranges, not government benchmark rates.
What actually drives the price up or down?
1. The reuse target you set
This is the single biggest lever. A plant that only discharges treated water can stop at good secondary treatment. A hotel that wants to flush 300 toilets, feed cooling towers and water the lawns needs tertiary treatment — filtration, sometimes UF or RO — and dual (twin) piping across the property. That tertiary step adds ₹8,000–20,000 per KLD on its own, before the plumbing. Decide the reuse standard first; the cost follows from it.
2. Technology choice: MBBR vs SBR vs MBR
- MBBR is the workhorse for hotels — compact, tolerates load swings, lowest cost of the three, good secondary quality.
- SBR handles spiky flows (banquets, weekend peaks) in batch cycles and costs a little more.
- MBR delivers near-reuse-grade water and the smallest footprint — relevant when the plant has to fit in a basement — but at roughly double the per-KLD cost of MBBR.
At equivalent capacity, MBR and SBR plants run 15–30% above MBBR pricing (SUSBIO, Cleantech Water). The general rule for hotels: MBBR or SBR for discharge-plus-flushing reuse, MBR when cooling-tower make-up or a tight basement footprint demands it.
3. Site constraints
Hotels are the hardest sites in the business. A basement or terrace installation, high groundwater, rocky soil or a plant that must be craned into a rear service yard all add cost — industry guides put such complications at ₹5,000-plus per KLD extra (Studio Matrx). Odour control matters more when the plant sits metres from guest wings and pool decks, and closed, well-vented systems cost more than open tanks.
4. Compliance hardware
Commercial properties are more likely to need mandatory online continuous effluent monitoring (OCEMS) panels and are inspected more often than housing societies. Budget for the monitoring panel, sampling and lab-testing costs as recurring items, not one-offs.
5. Civil vs packaged construction
A civil RCC plant looks cheaper on the equipment line but carries separate civil construction (₹8,000–18,000 per KLD extra in one vendor comparison) and 3–6 months of site work; packaged FRP units arrive turnkey in days. For hotel-scale plants below 500 KLD, packaged options are frequently competitive on five-year total cost (SUSBIO).
What does it cost to run?
Monthly operating cost at hotel scale, from published industry breakdowns:
- Electricity: ₹8,000–14,000 at 50 KLD, ₹16,000–28,000 at 100 KLD (SUSBIO)
- Operator and manpower: ₹10,000–18,000 at 50 KLD, ₹15,000–25,000 at 100 KLD (SUSBIO)
- All-in monthly O&M of roughly ₹40,000–70,000 at 100 KLD including chemicals and consumables (Studio Matrx)
Then the O&M model question. An annual maintenance contract (AMC) typically covers preventive maintenance, consumables and performance checks; a comprehensive O&M contract puts a trained operator on site and transfers performance risk to the vendor. For a hotel — where the engineering team is already stretched and a failed STP means foul smells near the banquet lawn — a full O&M contract is usually the sensible default, and it should be priced into the comparison, not treated as an optional extra.
A pre-quote checklist for hotel owners
- Count real load: rooms, banquet covers per day, laundry, spa, staff blocks — not just room count.
- Fix the reuse target in writing: flushing only, landscaping, or cooling-tower make-up.
- Pick the plant location and check headroom, access, groundwater and distance from guest areas.
- Ask every vendor to quote per KLD with technology named, and to show the O&M numbers separately.
- Ask what happens at 40% occupancy — an over-sized plant under low load can fail biologically.
- Compare five-year cost (capex plus power, chemicals, manpower), not the sticker price.
- Check who holds the discharge-compliance risk: BOD limits are 30 mg/L, and 20 mg/L in metro cities (CPCB directions).
Frequently asked questions
What STP size does a 100-room hotel need?
As a planning norm, roughly 20–30 KLD for 100 rooms at 200–300 litres per room per day, plus whatever banquets, laundry and staff blocks add. Industry cost guides size 50–100 room hotels at 10–30 KLD, so confirm with a water-balance estimate before quoting.
Is MBR worth the extra cost for a hotel?
Only if you need cooling-tower-grade water or have a very tight footprint. For flushing and garden reuse, MBBR or SBR with tertiary filtration does the job at roughly half the per-KLD capital cost.
What is the cheapest way to run a hotel STP?
Right-size the plant to real load, automate basic operations where possible, and put the plant on a comprehensive O&M contract so performance problems are the vendor's problem, not your engineering team's weekend.
Does reuse actually pay back?
Commercial buildings typically recover 80–85% of water consumed as treated water. With utility water at ₹30–40 per KL and tanker water at ₹50–80 or more in water-stressed cities, reported paybacks for 50–100 KLD sites run about 3–5 years — faster where tanker dependence is heavy. These are industry-reported figures, not guarantees.
Are these prices fixed?
No. Every figure in this article is a published industry range for budgeting. The only number that belongs in your project budget is a written, site-specific quote against your load and reuse plan.
